How to File a Mechanic's Lien in King County

How do I file a Lien on a construction or remodel project?
Filing a Mechanic's Lien is a multi-step process.

Isn't this going to annoy the Homeowner?
Possibly, yes. But only because they will think that you've damaged their credit. You haven't.

What is the risk to me if I make an error?
Substantial Risk. If you make an error in this process, that error may entitle the Homeowner to file a "Frivolous Lien" lawsuit against you. If the Homeowner wins, not only will the lien be released by the judge but you will be ordered to pay the Homeowner's legal fees and costs. RCW 60.04.081(4).

How long do I have to foreclose on the lien?
You have only eight months from day you record the lien to foreclose on the lien; in other words, to file a lawsuit to foreclose on the property. After that, you lose your right to foreclose the lien.

Where can I read more about Liens?
While there are many web sites dealing with Mechanic's and Construction Liens, there are few that provide you with any content you can use to give proper notice or help you file a lien correctly.
